Background

I started Zamzam Development to focus on custom homes. We’re not a production builder.

I’m a licensed Michigan builder and a licensed Michigan real estate broker. My background includes construction, real estate and property management. I have a bachelor’s in business administration and management from Wayne State University, and I’m based in West Bloomfield.

Some clients come to me with plans already drawn. Others are still working with an architect or designer, in which case I’ll get involved during pre-construction so the drawings are priced and checked as they develop. Either way, my side of it is the construction: budgeting, constructability, permits, trade coordination, scheduling and actually building the house.

I’m involved in the homes we build. You’re not going to meet me once and then get handed to somebody else.

What I Handle

Budget & Pricing

You’ll get a real number on what your drawings cost to build before you commit to anything. If it doesn’t work, I’d rather tell you early, while it’s still cheap to change.

Permits & Trades

Permits, inspections, the trade schedule and the people working on your site. I handle that, not a superintendent you’ve never met.

Questions, changes, selections, problems. They come to me. You’ll have my number.

How Decisions Get Made

You shouldn’t need to understand construction to build a house. That’s my job. What you should get from me is a straight explanation of the decisions that actually matter, without the jargon.

So you’ll see what the plans cost broken down rather than as one number at the bottom of a page, and you’ll know what’s driving it. Anything that will move the price, the schedule or the quality gets brought to you as a decision instead of buried in a spec.

Where spending more is worth it, I’ll say so. Where it isn’t, I’ll say that too. I’m not trying to build the most expensive house you’ll agree to. Sometimes I have to tell a client something they didn’t want to hear, which is usually cheaper than finding out later.

Beyond The Build

A lot of clients have something else going on while the house is being planned, designed, or built. They need to buy the land, sell the house they’re living in, or hold on to it and rent it out.

I can help with that through two separate companies. Zamzam & Associates handles the real estate side and Zamzam Property Management handles rentals. If it’s useful, it’s there. If you’ve already got people you work with, that’s fine.
