Custom Home Builder in Troy, MI

Troy, Michigan asks for the yard to be finished along with the house, and many of its neighborhoods have an association with rules of its own. We plan for both from the very beginning.

Building In Troy

Many new homes in Troy replace an older house on a good street, while others go up on lots that have been waiting for the right plan.

Troy’s Building Department works entirely with digital plans, and it publishes a full packet for new homes and another for taking a house down. We prepare everything those packets ask for and explain each step as we go.

We work alongside your architect or designer. They lead the design. We help make sure it fits the lot and the city’s rules, keep you informed at every step, and build it with care.

What To Know Before You Build In Troy

This is what the City of Troy itself publishes. Each link goes to the city’s own page, which is the one to rely on.

Taking Down An Old House

Whether a house may come down is the city’s decision for each property. The city’s guidelines list a permit for it, and ask for these first:

  • Letters from the gas company, the electric company and the water department confirming the services are off
  • A permit to keep soil from washing off the lot
  • A visit from a city inspector before any work starts
  • Any septic system removed and any well closed off properly through Oakland County

Where the new home is starting soon, the guidelines describe fencing off the open ground in the meantime. We check with the city for your address and work through the list with you.

Permits

As the city describes it, new homes go through its Building Department. The city says the department is paperless, so the plans are sent in digitally. The city does not publish a review time, so we will give you a realistic picture when we talk. We put the application together with you and your architect.

While We Are Building

The city sets the hours for building work, and they are ours to follow, not yours. The city’s page lists them as 7 a.m. to 8 p.m., Monday to Saturday, with no building noise on Sundays.

A Finished Yard

The city’s packet asks for the whole lot to be covered with grass or other living ground cover before a new home gets its final approval. In other words, the yard is finished along with the house. We plan for that from the beginning so it is not a rush at the end.

Water And Sewer

The city describes its own water and sewer systems on its website. A few older properties still have their own well or septic system, so we check what is there for your address.

Your Homeowners Association

Many Troy neighborhoods have a homeowners association with its own rules for new homes. The city strongly recommends checking with yours before any work begins, and so do we.
