Building In Bloomfield Township
Many lots in Bloomfield Township have large trees, and quite a few are on or near a lake. Most new homes replace an older one, on a street where the neighbors have lived for years.
We work alongside your architect or designer. They lead the design. We help make sure it fits the lot and the township’s rules, keep you informed at every step, and build it with care.
What To Know Before You Build In Bloomfield Township
This is what Bloomfield Township itself publishes. Each link goes to the township’s own page, which is the one to rely on.
Trees
The township sets the rules for trees. Its page describes protection for larger trees when a lot is being built on or rebuilt, with a permit before they are removed. As published, the township asks for a tree survey by a qualified tree professional, and for removed trees to be replaced with new planting. We arrange the survey and plan the home to keep as many trees as we can.

Lakes, Streams And Wetlands
The township’s page describes a strip, listed as at least 25 feet, to be left undisturbed beside a lake, stream or wetland. As published, work in a wetland itself calls for a township permit first. We look at the lot with you early and plan around what the township confirms.
The township also lists eight lakes that have their own lake boards. If your lot is on one, we check what applies.

Taking Down An Old House
Whether a house may come down is the township’s decision for each property. The township’s packet lists a permit for it, and asks for these first:
- A plan of the lot, including a survey of the trees
- The power and gas shut off
- The water meter removed and the water and sewer lines disconnected
- Any well or septic tank closed off properly
As published, the township inspects the lot before the permit is issued. We check with the township for your address and work through the list with you.

Permits
As the township describes it, new homes go through its Building Division. The township says its plan review takes about 10 business days, and it visits the lot before a permit is issued. That timing is the township’s own estimate and it can vary. We will always tell you where things stand.

While We Are Building
The township sets the rules for building sites, and they are ours to follow, not yours. Its page lists working hours as 7 a.m. to 6 p.m., Monday to Saturday, with no work on Sundays or legal holidays. It also lists cleaning any mud off the road at the end of each working day.

Water And Sewer
The township’s page says it supplies public water, and that some lots still have a private well or a septic system, overseen by Oakland County. We check what your lot has before anything is designed around it.
