Building In Bloomfield Hills

Most building in Bloomfield Hills happens on lots that already have a home, surrounded by trees that have been there for decades. The city pays close attention to those trees, to any water on or near the lot, and to how a building site is run day to day.

We work alongside your architect or designer. They lead the design. We help make sure it fits the lot and the city’s rules, keep you informed at every step, and build it with care.

What To Know Before You Build In Bloomfield Hills

This is what the City of Bloomfield Hills itself publishes. Each link goes to the city’s own page, which is the one to rely on.

Trees

The city sets the rules for trees. Its page says tree removal on a home lot is reviewed by the Building Department before any work starts, and it lists a permit for protected trees. As published, the city may ask for new trees to be planted. We plan the home to keep as many trees as we can.

Wetlands, Lakes And Streams

The city’s application describes a 25-foot strip to be left alone beside a wetland, lake, pond, river or stream. As published, building inside that strip goes to the Planning Commission for approval. We look at the lot with you early and plan around what the city confirms.

Taking Down An Old House

Whether a house may come down is the city’s decision for each property. The city’s application lists a permit for it, along with a plan of the lot, a schedule for the work, a plan to keep soil from washing off the lot, and proof that the contractor is licensed. We check with the city for your address and prepare this with you.

Permits

As the city describes it, new homes go through its Building Department, and the application is made online. The city says to allow up to 10 business days for its review of the building plans. That is the city’s own estimate and it can vary. The city also sends some homes to the Planning Commission for approval, depending on the lot and the design. We will always tell you where things stand.
