Building In West Bloomfield

Lots in West Bloomfield come in every kind: wooded lots, lots near the water, and established streets where an older house is ready to be replaced.

We work alongside your architect or designer. They lead the design. We help make sure it fits the lot and the township’s rules, keep you informed at every step, and build it with care.

What To Know Before You Build In West Bloomfield

This is what West Bloomfield Township itself publishes. Each link goes to the township’s own page, which is the one to rely on.

Trees And Woodlands

The township’s pages describe parts of West Bloomfield as protected woodland. As published, cutting trees on a lot inside one calls for the township’s approval, and a new home is planned around them. The township says its Woodland Review Board looks at these requests once a month, so it helps to start early. Before any tree is touched, we check the current rules for your address with the township.

Not sure whether a lot is in a protected woodland? Send us the address and we will find out with you.

Wetlands, Lakes And Streams

The township’s page describes protection for wetlands and streams, plus a 25-foot strip of land around them. As published, work in that strip calls for a township permit. For a lot within 500 feet of a lake, stream or wetland, the page also lists a permit to keep soil from washing into the water during building. We handle both applications with you.

How Big Your Home Can Be

The township’s zoning rules set limits on the size, height and position of a home. As the township describes them, they depend on the area the lot is in, and they vary quite a bit from one neighborhood to the next. Send us the address. We go through the rules for your lot with your designer and confirm with the township.

Taking Down An Old House

Whether a house may come down is the township’s decision for each property. The township’s page lists a permit for it, and asks for these first:

  • The power, gas, phone and water are shut off
  • If the old house has a well or a septic tank, it is closed off properly
  • A survey or site plan of the lot
  • The next-door neighbors are told
  • Proof that the contractor is licensed and insured

We check with the township for your address and work through the list with you.

Permits

The township describes a process that starts with a conversation. As published, the owner or builder meets the building staff, goes through the list of what is needed, and then applies. The township reviews the plans, issues the permit, inspects the work as it goes, and gives a final certificate when the home is ready to live in. We look after each of these steps and keep you posted.

Water And Sewer

The township describes its public water and sewer lines on its website. As published, the township brings the water as far as the edge of the lot, and the lines from there to the house are part of the build. Some older homes still have their own well or septic tank, so we check what is there for your address.

Questions About Building In West Bloomfield

What does West Bloomfield Township say about cutting trees in a protected woodland?

The township sets the rules for trees. Its pages describe an approval for trees in a protected woodland, or within 25 feet of a wetland or stream. We check the current rules for your address with the township, and a homeowners association may have its own rules too.

My lot is near a lake or a wetland. Can I still build?

That is the township’s decision for each lot. Its page describes protection for the wetland and a 25-foot strip around it. We look at the lot with you early and plan around what the township confirms.

What does West Bloomfield Township ask for before an old house is taken down?

Whether a house may come down is the township’s decision for each property. Its page lists a permit, with the utilities shut off and the neighbors told first. We check with the township for your address and guide you through each step.

How often does West Bloomfield’s Woodland Review Board look at tree requests?

The township says the board meets once a month and asks for the request at least four weeks ahead. It does not publish one set time for a new home permit, and it depends on the lot. When we talk, we will give you a realistic picture for your own project.

Are West Bloomfield homes on public water and sewer, or on a well and septic tank?

The township describes public water and sewer lines, and some older homes still use a well or a septic tank. Send us the address and we will check with the township for you.
