Building In Novi

Lots in Novi range from wooded parcels to lots inside established subdivisions. Many have trees or water that the city protects, and many belong to a homeowners association with its own approval step.

We work alongside your architect or designer. They lead the design. We help make sure it fits the lot and the city’s rules, keep you informed at every step, and build it with care.

What To Know Before You Build In Novi

This is what the City of Novi itself publishes. Each link goes to the city’s own page, which is the one to rely on.

Woodlands And Trees

The city’s map shows parts of Novi as protected woodland. As published, the city lists a permit for removing larger trees inside one, and for removing any very large tree anywhere in Novi. Its page also describes replacement planting for trees that come down. Send us the address and we will check with the city whether your lot is in a protected woodland.

Wetlands And Flood Areas

The city’s page describes a 25-foot strip to be left beside a protected wetland or stream. For an area that can flood, it says the lowest floor of a home sits above the flood level. We look at the lot with you early and plan the position and height of the home around what the city confirms.

How Your Home Fits The Street

The city’s requirements describe a check on how a new home compares with the homes around it. As published, the city looks for a home that is not out of place, and not a copy of the house next door. Many lots also have a homeowners association with its own approval. Your architect leads on this, and we help get the approvals in order.

Taking Down An Old House

Whether a house may come down is the city’s decision for each property. The city’s requirements list a permit for it, and ask for these first:

  • A release from each utility: water, power, gas and sewer
  • A plan of the lot showing any well or septic tank
  • Any well or septic tank closed off properly
  • Written notice to the next-door neighbors, listed as at least 10 days before digging starts

We check with the city for your address and work through the list with you.

Permits

As the city describes it, new homes go through its Community Development Department. The city says that when the plans are complete and correct, the process takes about four to six weeks. That is the city’s own estimate and it can vary. We will always tell you where things stand.
