Building In Grosse Pointe Farms

A new home in the Farms nearly always takes the place of an older one. The city asks that neighbors are told, that the site is fenced and kept tidy, and that the city’s trees are protected throughout.

We work alongside your architect or designer. They lead the design. We help make sure it fits the lot and the city’s rules, keep you informed at every step, and build it with care.

Grosse Pointe Farms Requirements

Historic Districts

Inside a historic district, the city’s ordinance sends outside work that can be seen from the street to the Historic District Commission for approval. We check with the city whether your address is in one.

Lake Shore Drive

The city’s zoning ordinance sets how far back a home sits, along Lake Shore Drive and on other streets. We look at this with you early, because it shapes the plan.

Taking Down An Old House

The city decides whether a house may come down, and its page lists a permit with utility shut-offs, a survey and written notice to neighbors first. We work through the list for your address.

Permits

The city’s Building Department asks for a plan of the lot prepared by a licensed engineer or surveyor, showing every tree affected. We have it drawn up.

While We Are Building

The city publishes rules for building sites, covering equipment hours, materials and keeping the street swept. We run the site by them.

This page is general information, not legal advice or an official answer. The City of Grosse Pointe Farms decides what is allowed on each property, and its rules change. For anything official, Grosse Pointe Farms Public Service is on (313) 885-4285.
